The Brief:
Having completed the refurbishment of their office areas and warehousing, Ben Johnson were appointed to refurbish the buildings core areas at Fountain House, Morley, Leeds.

The Solution:
As 30% of the building was sub-let, the design had to be neutral enough to meet the requirements of TP Orthodontics and their existing tenants whilst attracting future tenants. Ben Johnson were appointed as Principal Contractor on a Design and Build basis. The project involved upgrading the shared central core/reception area across both floors, including corridors and staircases. Scope of works included full strip out of all areas, new ceilings and feature lighting, carpets, decoration, feature joinery, signage and soft seating in the waiting area. The challenges of the project was the phasing, as the building was occupied by multiple tenants. Ben Johnson developed a flexible programme of weekends and out of hours working to limit the disruption to all parties. As with previous phases the process was project managed by appointed client-agent Knight Frank, and delivered on time and within budget.

A number of providers were asked to tender for the project and Ben Johnson were awarded based on their attentiveness and knowledge. They took time to explore options and reassuring us of the process. Pricing was transparent. The biggest challenge faced by TPO was the size of the project being undertaken and keeping the day to day business ‘alive’ whilst works were being carried out. However all those fears were eliminated by reassurance by Ben Johnson and their highly dedicated team who held our hands through the process and months ahead. One of the biggest strengths were the relationships built with the Ben Johnson team and the presence of the project managers on site daily who assumed all the responsibility and walked us through each stage. The refurbishment took shape over a number of months due to the size of the project and the entire space was transformed into an inspirational work space. The feedback from all the employees has been over whelming and created an environment that stimulates high performance.
Ben Johnson were very patient with us as TPO were very needy in terms of our expectations and concerns but due to the professionalism and expertise of Ben Johnson the entire project was completed to a very high standard and to a very satisfied client.
