The Brief

As a specialist medical fitout contractor Ben Johnson Interiors were approached by One Medical to discuss partnering with them to deliver a new medical facility and doctors’ surgery in the centre of Sheffield. We were to work alongside the project team which included QAD Architects and Cost Management and Quantity Surveyors Spring and Company. The team also had to liaise
with One Medical’s client, the NHS Trust and St Mary’s Medical Centre.

The chosen building was the ground floor space at New Era Square in Sheffield, a six-story building with student residential above. The space was a concrete shell, so the contract involved full CAT A from shell including all new mechanical and electrical services plus CAT B fitout, which included partitioning, flooring, toilets, kitchens, specialist medical treatment & surgery
spaces.

The Solution

CAT A & B fit-out from concrete shell including all M&E modifications, ceilings, flooring, partitions, kitchen, treatment rooms, minor surgery space, acoustic treatments, signage and furniture.

Partitions were constructed from sound block plasterboards and firebreak walls, all specified by the architect QAD to meet DDA levels and fire requirements. Partitioning was installed to divide the facility into different medical areas which included a waiting area, secure reception, DDA toilets, several doctors’ treatment rooms a scrub room, dirty utility room, secured storage facility and a minor surgery room.

There were also wellbeing areas for the surgery employees, including a breakout space, meeting rooms and separate toilet and shower facilities. The space also included a secure comms room.

The concrete slab was stepped due to the basement carpark, so the back of the facility was gradually ramped to ensure DDA compliance. A new suspended ceiling was installed throughout which meant both the ceiling void and floor ramp void could be utilised for the distribution of services, including plumbing and electrical
services.

The electrical contract included the installation of perimeter dado trunking and new general lighting and emergency lighting within the suspended ceiling grid. Specialist examination light arms were also installed within each medical treatment room or surgery facility

Data and audio-visual solutions were installed throughout to aid patient check-in. Security was provided through CCTV, panic alarm system and front door intercom. Patient wellbeing was also a consideration with TVs placed in the waiting areas.

The mechanical contract included a new VRF Aircon system. All treatment rooms were independently ventilated to ensure independent fresh air per medical room. Secure medical storage and IPS sinks were installed in all treatment rooms, and a shared clean and dirty utility room was constructed to meet cleaning and hygiene
protocols

Two different medical grade vinyl flooring was installed within the corridor areas and treatment rooms to help differentiate zones for dementia, way finding and visual interest. Carpets were used in the office
areas, reception and interview rooms, aiding acoustics and staff and patient comfort.

Infection control is critical within surgical spaces and we are always asked to provide a clinical washbasin with elbow-operated taps, gloves, and designated waste and sharps bins. At St Marys Medical centre we installed a pre-surgical prep-room and a post-surgical washroom, constructed as separate rooms to entry and exit the facility to ensure maximum hygiene control. We have also built accessible medical storage

The Finished Project

The facility was located on the ground floor of a student residential building. The project was scheduled to be completed within a 12-week programme, but unfortunately, one of the residential flats above caught fire, which
activated the emergency sprinkler system. The Ben Johnson delivery team worked with the fire service to secure the building and then supported the client and landlord with insurance claims and remedial works so the facility could be made good and opened to the public.

Water damage within a medical facility is a particularly serious concern, as there can be no risk of mould, so the areas impacted had to be stripped back to shell and reinstated. The final scheme is now complete, and the OneMedical team, St Mary’s Medical Centre, and local patient community are delighted with the outcome.
