The Brief

We worked alongside Anaplan’s incumbent project management team Mores Consulting, to merge two existing offices in York and Easingwold. The chosen building was the award winning Grade II listed building The Bonding Warehouse.

The appointed contractor had to demonstrate a proven track record of working in Grade II listed buildings, experience of working in occupied buildings and due to tight time constraints be flexible to work around the main contractor to achieve the challenging completion date.

The Solution

The building’s listed status created numerous challenges. The electrical supplies and waste services had to be installed into the floor as there was no above-ceiling access and no holes were allowed in the walls due to specialist flood defence treatment.

Internal partitions had to be designed around barrel vaulted ceilings, exposed brickwork had to be retained. Flexibility and good project management was vital.

Working around other contractors on site meant managing deliveries, site access and build programmes to suit the whole team.

Specialist curved glass and brackets were used to mirror the vaulted ceilings and wall mounted ducting was utilised to distribute services throughout the floor. The project was completed on time and within budget.

Time was against us when we made the decision to relocate to the Bonding Warehouse in York. The stressful process was made easier by the Ben Johnson team. Nothing was too much trouble and they worked well with our project management team Morse Consulting to solve any of the challenges created by moving into a listed building. We continue to use Ben Johnson Interiors for our ongoing fit-out needs and I would strongly recommend them to anyone considering an office move.
